Accepting these terms

These terms cover your use of the Holland Concrete Company website and any estimate, contract or work you get from us. By using the site, asking for a quote or hiring us, you agree to them, so please read them before you book.

If a written estimate or contract we give you for a specific job says something different from this page, the written estimate or contract controls for that job.

What we do

Holland Concrete Company is a concrete contractor in Holland, MI. We pour and repair driveways, patios, sidewalks, steps, garage floors, foundations and other flatwork, which covers the flat slabs around a house and yard. The services and cities on our home page describe the kind of work we take on, but listing a service or a city doesn't promise that we can take every job.

We're licensed and insured. The scope of each job is whatever your written estimate or contract describes. Anything outside it, such as extra slab area, added demolition or changes you ask for once work starts, is extra work that we'll price with you before we do it.

Estimates and pricing

Quotes are free and done on site, and asking for one doesn't oblige you to hire us. We base an estimate on what we can see at your house, including the size of the slab, how much old concrete has to come out, how the ground drains and how hard the site is to reach.

Some things only show up once the old slab is out, such as soft or wet subgrade, which is the soil the new slab sits on, or buried roots, debris or old footings. If we find something like that, we'll stop, show you and agree on a price change with you before we keep going.

Unless your estimate says otherwise, it's good for the period written on it. After that, material and labor costs may have moved and we may need to update the price.

Scheduling, weather and cancellation

We give you a planned start date once you've accepted the estimate. Concrete depends on the weather, so we may move a pour for rain, cold, heat or wet ground, because pouring in the wrong conditions makes a weaker slab. We'll let you know as soon as we know, and a weather delay isn't a breach of our agreement.

If you need to cancel or reschedule, call us at (616) 801-4861 or reach us through our contact page as early as you can. Once we've ordered concrete, rebar or forms for your job, or our crew has started work, you may owe for materials ordered and work already done. Your contract will say if any other cancellation charges apply.

Payment

Your estimate or contract sets out how much is due and when, including any deposit. Unless it says otherwise, the balance is due when the work is done.

If a payment is late, we may pause work until it's caught up. We may also use the remedies Michigan law gives contractors to collect what's owed for work and materials on your property.

Your part of the job

You agree to give our crew safe access to the work area and to tell us about anything buried or hidden that you know of, such as sprinkler lines, drain tile, septic parts or private wiring. We call in public utilities to be marked before we dig, but private lines aren't marked by that service, so we rely on you for those.

You're responsible for any permit or approval your city or homeowners association requires unless your contract says we'll handle it. New concrete needs time to cure, which is the wait while it hardens to full strength, so you agree to follow the walking and driving times we give you. Damage from using a slab too early isn't covered by our workmanship promise.

Our workmanship promise and its limits

We stand behind our work, and if you aren't satisfied with it, tell us and we'll work with you to make it right. Any written warranty for your job will be in your contract, and its terms are the ones that apply.

Concrete can get small hairline cracks even when it's built right. We cut control joints, which are planned grooves that give the slab a place to crack where you won't notice, but they don't stop all cracking. We don't treat hairline cracks, small color differences or normal surface wear as defects.

Our promise doesn't cover damage from heavy trucks or equipment the slab wasn't built for, deicing salt or chemicals, ground movement, frost heave, drainage changes made after our work, tree roots, flooding, misuse, or repairs and sealing done by someone else. Apart from any written warranty in your contract, and to the extent the law allows, we make no other warranties, express or implied, about our work or this website.

Limits on our liability

To the extent Michigan law allows, our total liability for any claim about a job is limited to the amount you paid us for that job. We aren't liable for indirect or consequential losses, such as lost use of a driveway, lost income or damage that follows from a delay we couldn't control.

Nothing in these terms limits liability that the law doesn't allow us to limit, including liability for our own gross negligence or willful misconduct.

Using this website

The information on this site, including our about page, is general and meant to help you understand the work. It isn't a quote and it isn't engineering, legal or permit advice for your property. We try to keep it accurate, but we don't promise it's complete or current.

Text, photos and other content on the site belong to Holland Concrete Company or are used with permission. You may not copy or reuse them for commercial purposes without our written OK.

Settling disagreements

If something goes wrong, call us first at (616) 801-4861 or write to us through our contact page, because most problems get settled faster by talking them through. We'll reply within 1 business day and try in good faith to resolve it with you.

If we can't settle it that way within a reasonable time, either of us may take it to a court with jurisdiction in Michigan.

Governing law

These terms and any work we do for you are governed by the laws of the State of Michigan, without regard to rules that would apply another state's law.

Changes to these terms

We may update these terms from time to time, and the version posted on this page is the one in effect. Changes don't affect a job already covered by a signed contract unless we both agree in writing.

If one part of these terms turns out to be unenforceable, the rest still applies. Questions about these terms can go to us through our contact page.
