Fix the old slab or pour new stamped concrete?
I look at whether the trouble sits in the surface or underneath it, because a sound, level slab can often be fixed while a sinking one usually can't.
A repair is enough when:
- Cracks are thin and few
- The slab is still level
- Water runs away from the house
- The concrete is sound underneath
- The trouble is in one small spot
New stamped concrete is better when:
- The slab has sunk or tipped
- Water pools against the house
- Flaking covers wide areas
- Cracks grow every winter
- The base was never packed
- You want a new pattern or color
How a stamped concrete job goes
I visit your site
When you call, I come out myself, look over the site with you and listen to the pattern, color and layout you have in mind.
A site visit
You get a written estimate
I write the estimate myself, and it spells out what's included, from tear-out and base work to the pattern and sealing, so nothing is left to guess.
A written estimate
We check on permits
We check permits with your local office before setting a date, and we can file the application for you or help you with it. In Holland, the city's review may take 2 to 4 weeks.
A start date
We prepare and pour
Our own crew prepares the ground before any concrete goes down, and I'm on site while we pour, color and stamp the new surface.
A stamped surface
We walk it with you
When the work is finished, we clean up, walk the new surface with you and explain how to look after it through its first months.

What our stamped concrete work includes
Tear-out and haul-away
We break up the old driveway, patio or walk and haul it away, so the new work starts clean.
A dug-out, packed base
We dig down to firm ground and pack the subgrade, the soil and stone the slab rests on, so it won't settle with the dirt.
Forms, slope and steel
We set forms so water runs away from the house, and add rebar, steel that holds the slab together, where needed.
Color and pattern
We pour, color and press your chosen pattern while the concrete is still soft enough to take it cleanly.
Control joints cut on time
We cut control joints, shallow grooves that give the slab a planned place to crack, before stray cracks can start on their own.
Curing, sealing and clean-up
We protect the surface while it cures, slowly gaining its strength, then seal it when it's ready and leave the site tidy.
What shapes the cost of stamped concrete?
The size and shape of the area matter most, along with whether old paving has to come out and how much digging and packing the base needs. The pattern and color add to it too, since more colors, borders and detail mean more hand work. Joining other work, such as a stretch of new sidewalk or a new garage floor, changes the total, and a late-season pour that needs protection from the cold costs more than a summer one.
If the budget is tight, please keep the base and trim the pattern instead, because the base is the part nobody sees once the concrete is in, and a fine pattern on loose ground won't stay flat. The schedule mostly turns on the permit review and the weather, and your written estimate spells out what's included for your job.
Why Holland homeowners call us for stamped concrete
I started out pouring walks and patios for neighbors on weekends, and since 2021 concrete has been our main work. On stamped jobs I plan the mix, the finishing and the curing with extra care, because the pattern only looks good for as long as the surface holds. I'd rather tell you plainly what to expect than make a promise concrete can't keep.
We're licensed and insured. In Michigan, concrete is one of the trades a maintenance and alteration contractor can hold, and each license lists the trades its holder may practice, so the license itself tells you whether a contractor may do concrete. How much does stamped concrete cost in Holland, MI?
Stamped concrete in Michigan usually costs about $13 to $28 per square foot. That's the going range across the state, not our price, and where your job falls depends on the size, the tear-out, the base and the pattern you choose. I'll write up an estimate for your job once I've seen the site.
Do I need a permit for stamped concrete in Holland?
For a driveway or other paving, yes. Holland's list of required permits names flat concrete work on private property, and the city's driveway and paving application is required for all paving projects, new or replacement. Applications go to the Community & Neighborhood Services office or by email to permits@cityofholland.com, and if city sidewalk squares come out, the city requires a professional concrete contractor to put them back.
Can you pour stamped concrete in late fall in Holland?
Yes, but a late-season pour needs a plan to protect the new concrete from the cold. One ready-mix supplier says cold-weather conditions exist when the air falls, or is expected to fall, below 40°F during the protection period, the stretch when new concrete should be kept from cold damage. If your pour lands then, we'll go over how the surface will be protected before we set a date.
When can I put salt on new stamped concrete?
It's best to keep salt off it through its first winter. One engineering talk advises keeping deicers off new concrete for the first winter, or more realistically for 2 to 3 months. Michigan has a wet-freeze climate, where freezing with deicing salt around is among the hardest conditions concrete faces, so a late-fall pour is worth planning around a first winter without salt.
What causes stamped concrete to flake or peel?
The usual causes are too little entrained air in the mix, a surface worked too long during finishing, poor curing and deicing salt. Entrained air is the tiny bubbles mixed in on purpose, which give freezing water room to expand, and the same engineering talk recommends a silane or siloxane sealer. You can ask any contractor how they plan the mix, the finishing and the curing, and which sealer they'll use, and I'm glad to walk you through ours.
How long does stamped concrete have to cure before it's sealed?
One supplier's fact sheet says stamped concrete should cure for 72 hours or more before it's washed and sealed. We ask that you keep the new surface clear until it's ready to seal, so please keep cars, grills and furniture off it until then.
