Concrete work we do in Zeeland
Homes in Zeeland mostly need flatwork, the driveways, patios, walks and steps you use every day, and we also take on garage floors, foundations and the other jobs below.
A backyard patio slab with a broom finish, a light brushed texture for grip, sloped so rain runs out to the yard and away from your house.
Concrete pressed with a pattern and colored to look like stone, brick or slate, for patios and walks where you'd like more than a plain slab.
Front walks and side paths poured to a steady width and slope, so they stay even underfoot for everyone coming up to your door.
A new garage floor slab, thick enough for your cars and pitched toward the door, for floors that have cracked, heaved or worn down to dust.
Colored, scored or exposed-aggregate finishes for homeowners who want concrete that suits the house, around entries, walks, patios and garden edges.
Poured concrete walls that hold back soil where a yard changes level, built on solid footings with drainage behind them so water can't push them over.
Interior concrete floors for basements, workshops and additions, poured level over a prepared base for homeowners finishing or adding space to the house.
Concrete decks around in-ground pools with a textured, slip-resistant top and a slope that carries splash water away from the pool and the house.
Front and back concrete steps with even rises and solid footings, for entries where the old steps have pulled away, cracked or started to tip.
Concrete slab foundations for garages, additions and outbuildings, poured over a packed base with steel reinforcing so the building above has steady support.
Footings and foundation walls for new homes, additions and garages, laid out to the plans and poured so the building above sits square and level.
Concrete parking areas for small business owners, built heavier than a home driveway and drained so water doesn't sit where customers park and walk.
Poured footings, the wide concrete base that carries a wall, porch, deck or addition, set in firm, packed ground so the weight above stays put.
Lifting and leveling a settled slab or foundation section, for homeowners with a sinking step, garage floor or patio that has tipped toward the house.
Saw cutting through slabs, walls and driveways for new doorways, drains and repairs, or to remove a damaged section without breaking up the rest.
Why Zeeland homeowners call us for concrete
Zeeland is a short drive east of Holland, where we're based, and it's one of the first cities we name when people ask where we work. Most calls here come from homeowners, with some from small business owners, and they're usually about the concrete a family uses every day.
We see older houses near the center of town and newer neighborhoods farther out, much like the driveways and patios we pour in Hudsonville and Grandville. On the older homes, the slab we're replacing was often poured on whatever dirt was there, so it has settled and cracked, and the real work is digging that out and packing a new base before any concrete arrives.

How we handle a Zeeland job
I come out first
I look at your job and write the estimate myself, then work alongside our own crew on site, so the plan you heard is the plan we follow.
Permits checked early
We check with your city or township office about permits before we set a date, and we can file the application for you or help you with it.
The base comes first
We dig down to firm ground and pack the base in layers, because a slab is only as steady as its subgrade, the ground it sits on.
Joints cut on time
We cut control joints, shallow grooves that give the slab a planned place to crack, while the concrete is fresh and before it chooses its own spots.
- Old concrete hauled away, not buried
- Forms set straight and checked for slope
- Steel rebar where the slab needs it
- Broom finish on drives and walks
- Lawn and plantings protected during the pour
- Fresh concrete covered and kept damp
- Forms pulled and edges backfilled
- Curing wait explained before we leave
- Site cleaned up at the end of each day
The base under your slab is the part you'll never see once we pour, so it's the part we take the most time with in Zeeland.
Is your Zeeland driveway or patio due for work?
These are signs you can check on a walk around the house, and they usually point to a base or drainage problem rather than a worn surface alone.
- Cracks that keep getting wider
- One slab sitting lower than the next
- Water pooling after a rain
- A slab tipping toward the house
- Chipping or flaking on the surface
- Steps pulling away from the porch
- A dusty, crumbly top layer
- Edges breaking off along the lawn

Questions we hear in Zeeland
Does my concrete repair need a permit in Zeeland?
It depends on the work, because state guidance says ordinary repairs need no permit, but cutting into walls or removing structural beams doesn't count as ordinary. For new construction of a building or structure inside the city, the Community Development Department handles building permits, and the city recommends calling the department at (616) 772-0872 first. As I mentioned above, we sort this out with the office before booking your job.
Is my Zeeland address inside the city limits?
Not always, because many properties outside the city limits still have a Zeeland address. That matters, since the city's permit office covers homes inside Zeeland, while building code enforcement elsewhere may be run by the state, the county or the local unit of government. The state suggests reviewing its Statewide Jurisdiction List on its building permit page before you apply, and we'll confirm which office handles your address.
What does a building permit cost in Zeeland, MI?
The city's base building permit fee is $50.00 plus $5.00 for each $1,000 in project value, for projects up to $500,000. That schedule covers building permits only, and plumbing, mechanical and electrical permits each have their own fee chart. A permit fee is paid to the city and is separate from the cost of the concrete itself.
How much does a new concrete driveway cost in Zeeland?
The price depends mostly on the size of the driveway, how much old concrete and soft ground has to come out, how thick the slab needs to be and the finish you choose. Rebuilding the base costs more up front than pouring over it, but it's the one part I won't cut, because a new slab on a bad base cracks like the old one. My free on-site estimate gives you the figure for your own driveway.
How long does a new concrete driveway take before I can drive on it?
You can walk on new concrete well before you can drive on it, because the slab keeps curing, hardening and gaining strength, for days after the pour. How long the tear-out and pour take depends on the size of the job, the weather and what we find under the old slab. I'll walk you through the plan at the estimate and tell you when it's safe to walk and drive on it.
What causes a concrete driveway to crack and sink?
Most sinking and cracking comes from what's underneath, either a base that was raked level instead of dug out and packed, or water getting under the slab. Cracks also show up in odd places when control joints are cut late or skipped. A new slab can still crack, because concrete does, but a packed base, good drainage and joints cut on time keep cracks small and where we planned them.
Does a concrete contractor need a license in Michigan?
Michigan requires anyone building a residential structure, or a combined residential and commercial one, to be licensed as a Residential Builder through the state licensing department, and the law has certain exceptions. Whether a particular driveway or patio job falls under it is a fair question to ask any contractor. We're licensed and insured, and you're welcome to ask me about it at the estimate.
